Real Estate Investing is a tough business right now. While the business of buying and holding real estate as a long term investment remains a legitimate and viable strategy for wealth building, profit is no longer guaranteed as it once appeared to be.

With that in mind, the astute real estate investor will consider some specific real estate investment concepts to complement the “tried and true” strategy of long-term buy-and-hold investment houses:

* Virtual Real Estate Investing – the term “virtual real estate investing” has multiple meanings, including the use of the internet to buy and sell property, and the purchase and development of internet websites as a means of generating revenue. With an objective analysis, one can see the conceptual similarity between physical real estate and internet properties including entire websites and even individual pages controlled on larger sites like Facebook, Squidoo and Google Knol. Increasingly, real estate investors are seeing the clear opportunity presented by developing web “properties” into revenue generating assets much like physical rental properties. This trend is on the rise and will continue for the foreseeable future.

* Hard Money Lenders– when real estate investors need cash funding for their deals, they frequently turn to hard money lenders who provide the needed funding in exchange for payment of up-front points and high interest rates. But in many cases, the real winner is the hard money lender who profits from a high-interest loan secured by very low loan-to-value ratios. For this reason, many well-funded investors are turning to hard money lending as an alternative profit strategy. Since the down-side risk for the lender is mitigated by an asset with significantly higher value than the money being loaned, the risk to reward ratio clearly favors the hard money lender.

It’s a different world in the real estate investment business. It would be very, very simple to think that the foreclosure crisis has caused the door of opportunity to be slammed entirely shut. Yet that’s simply not the case. When one observes the state of the real estate market, it is undeniable that fundamentals matter more than ever. For example, the selection of the local real estate market is of greater importance than ever, considering the huge disparity that exists among the thousands of real estate markets across the United States. Additionally, the role of regulatory compliance is greater than ever given the activist nature of the current presidential administration.

Without a doubt, there are very major challenges in today’s real estate investing market. But with some persistence, determination and creativity, there is still plenty of opportunity.

The American Medical College Application Service (AMCAS®) is a centralized application processing program for medical school candidates. AMCAS’ application has multiple sections, including demographics, academic record, experience and personal statement. The experience, or activities, section is where applicants describe their accomplishments – research, clinical, volunteer, teaching, paid work. The AMCAS experience section allows the applicant to demonstrate his or her distinctiveness as a candidate.

Some of the most useful medical school application advice I can offer includes ensuring that your experience section is at its best: Here are some tips for an excellent AMCAS activities section:

1.Ensure your descriptors relay the substance of your accomplishments. Although you are familiar with your achievements, your reader is not. You will not get “credit” if the reader does not understand what you have done.
2.Use full sentences. Some applicants erroneously use phrases in their activity descriptors. You are submitting a formal application, and full sentences are therefore appropriate.
3.Avoid abbreviations. Those that you think are common might be unintelligible to the reader.
4.Avoid flowery language. Write in a streamlined format.
5.Avoid complicated medical terminology unless absolutely necessary to convey a point. A layperson should be able to easily understand your descriptors.
6.Do a spell and grammar check. Do not submit only to be embarrassed by a simple error.

Finally, consider working with a professional. Because applicants can unknowingly undermine their chances of success with poorly compiled application materials and underdeveloped AMCAS, a qualified, personalized medical school admissions consultant provides a great advantage. Getting into medical school has become increasingly competitive and you cannot afford to submit sub optimal materials.

Medical school consulting companies come in a variety of forms. Some are bigger businesses that focus on admissions to several types of graduate programs – not just medicine. Others are smaller and provide a medical focus, but have a pool of consultants of varying quality. Finally, elite companies offer both the medical focus and a highly experienced consultant who works one-on-one with clients. These professionals are ex-admissions officers from highly respected medical institutions. They have the inside knowledge of how medical school admissions work, providing individualized guidance to optimize applicants’ personal essays, AMCAS® and interview skills.

When choosing a medical school admissions consulting company, a candidate should verify the company’s references and research its consultants. It is best if the company does not assign written materials to outside editors who cannot be evaluated. Elite companies that offer both the medical focus and a highly experienced consultant who works one-on-one with clients offer a large advantage for pre-medical applicants, especially during these competitive times.

Matching to a residency program through the NRMP® (National Resident Matching Program) is a competitive endeavor. Even strong candidates – especially IMGs (international medical graduates) – can have difficulty getting PGY-1 (post graduate year one) positions in many specialties. Those that do match may not get their first or second choices, leaving them in suboptimal locations or programs.

What can you do early in your medical school career to improve your chances of matching well? First, it’s important to show early and strong commitment to your chosen specialty. The NRMP surveyed Residency Directors in 2008, asking them which factors they use in selecting applicants to interview. Sixty-six percent of respondents listed “perceived commitment to the specialty” as a factor. Commitment can be demonstrated easily through membership in a medical school’s specialty interest group. If no club exists, a candidate can start one, demonstrating dedication to the field and leadership. Another almost effortless way to demonstrate commitment is to become a member in a specialty’s national organization

More important, however, is demonstrating real commitment through accomplishments. These may include research, international work and community service in the field, and honors in multiple rotations in the specialty. It’s difficult to find the time for these activities during medical school. But as can be seen from the NRMP Residency Director survey, they are critical.

To improve your residency candidacy fully, consider working with a professional when it’s time to apply. Because applicants can unknowingly undermine their chances of success with poorly compiled application materials and underdeveloped residency personal statement, a qualified, personalized residency admissions consultant provides a great advantage.

It is best if the company does not assign written materials to outside editors who cannot be evaluated. Elite companies that offer both the medical focus and a highly experienced consultant who works one-on-one with clients offer a large advantage for applicants, especially during these competitive times.

Today days the wealth goes to the people who provide the most to the market. Let’s assess at the the current situation in the present day market for instance. The period when an individual could identify hundreds of jobs involving medium skilled or not skill career paths have hit the door. Computers have taken the place human labor and taken always great slices of activity which once involved mindless, commonplace responsibilities. Computer-based tech skills is also beginning to usurp in some areas of high-end and highly-trained responsiblities work, such as quality assessment and printing, design and admin. Transferable or movable skills – skills that can be restructured and shaped to meet the prerequisites of a number of multitudinous types of professional responsibilities – are morphing into increasingly important.

You may feel you are pass your prime to soak in fresh tricks. The matter of fact truth is that thousands of individuals are learning precisely this throughout the world, and the advantages for retaining or advancing with lost professional skills are expanding minute-by-minute. Don’t be turned off by your age or use this as an excuse: you are never too old to acquire knowledge – it may just require you slightly longer.

If your skills have become less relevant in a shrinking field, you must be prepared to redevelop if you are to excel in locating different jobs. Advancement will not be still simply to keep your neccesity for employment, and there is no God-given right to a profession if you aren’t ready to implement some initiative into it.

Deciding to plan to update or expand your knowledge is largely a matter of adopting the right frame of mind, but deciding precisely what skills should be updated or expanded has to be studied signifiantly and thoroughly, and has a critical component to play in your objective to identify the appropriate professional choice.Note: If you are curious what some of the high salary careers are, they include:

Physicians and surgeons — $147,000

Aircraft pilots — $133,500

Chief executives — $116,000

Electrical and electronic engineers — $112,000

Lawyers and judges — $99,800

Dentists — $90,000

Pharmacists — $85,500

Management analysts — $84,700

Computer and information system managers — $83,000

Financial analysts, managers and advisors — $84,000

Marketing and sales managers — $80,000

Education administrators — $80,000

If you are knowledgeable your hopes of getting back into your old type of job are slim, this is the time to begin putting your future into sharper focus and to start planning with a more focused understanding of what you are trying to achieve and what the greatest options out there are. To do this you will require to build on your past and look forward with your bright future.
